The Occano Golf Course Community, previously known as the Scotch Hall Preserve Arnold Palmer Golf Course Community, is situated in Merry Hill, Bertie County, North Carolina. The Occano Golf Course community features luxury waterfront living with scenic views of the Albemarle Sound and Cashie River. Residents and visitors can enjoy additional amenities such as boating, fishing, and nature trails, making it a popular destination for those who love outdoor living in a peaceful environment. This analysis assessed the future market potential for the community’s residential development, golf course operations, and various amenities. THK Associates Inc. evaluated the market prospects of finished lot sales and managing golf course operations within the Occano Golf Course community. Development began in 2007 with plans for around 1,252 residential units. As of 2021, approximately 107 lots had reportedly been sold, with 40 single-family residential units constructed. Drawing from historical lot sales, re-sale data, and competitor analysis, THK Associates Inc. provided recommendations for lot sizes, base prices, and premiums for properties with views of the Sound, water/pond, and golf course. After evaluating the golf course and residential development potential of The Occano Golf Course Community, THK Associates, Inc. also developed cash flow projections for both the single-family lot sales and development potential and golf course operations.

THK was retained by The City of Black Hawk to execute a comparative tax rate study regarding gaming taxes collected from the Black Hawk Casinos versus taxes collected in 33 other surveyed gaming communities throughout 15 States. Taxes outlined included gaming taxes, device taxes, license fees, property taxes and admission taxes. At completion of THK’s analysis, THK was able to identify areas in which Black Hawk could refine possible tax/ revenue sources for financing their resort improvements.

THK Associates, Inc. was retained by Cardel Homes to assess recent and historical trends in sales prices of platted single family lot sales and finished single family lot sales that were sold in tranches by developers to nationwide public homebuilders, in the following counties in Colorado; Adams, Arapahoe, Boulder, Broomfield, Denver, Douglas, and Jefferson Counties. Further, THK Associates, Inc. then compared these sales to a number of relative statistics, including the Denver MSA Case Shiller Average Home Price and the S&P 500 average close price. This data allowed Cardel Homes to better comprehend the pricing trends allowing them to strategically position themselves in the marketplace for buying residential land for development.

THK inventoried and profiled locational and conceptual competitive glamping and cabin/campground facilities to determine fees and rates, amenities, activities and other relevant data. THK Associates, Inc. also researched local whitewater rafting companies, as well as other recreation tour operators for fishing and biking to understand the depth of the competition and their trip and tour offerings, packages and rates. The supply and demand forces affecting the region’s and the site environs’ glamping and cabin lodging markets were then analyzed. Based on this research and analysis, the capture rate, utilization and absorption for proposed glamping and cabin uses at the Aspire Tours site were established and a financial cash flow model was completed to determine the anticipated annual revenues, expenses and the net operating income for the subject property over a ten-year period.
