THK Associates appraised 14-acres of vacant land remaining on the University of Anschutz Medical Center Campus in Denver. The campus had recently resurrected development activity that included an extension to their existing office buildings, medical buildings, lodging, retail, and more.
The vacant land appraised was platted into separate parcels and required various value determinations under “As-Is” and “As-Improved” scenarios. THK’s appraisal of the 118-acre Fallbrook Daily Fee Golf Club in California included a valuation of their 18-hole course, range, clubhouse, maintenance building, and equipment. The appraisal included an economic analysis, financial operating projections, golf demand projections, and a profile of competition. The appraisal helped Fallbrook to better understand their local golf market and strategically reposition their club to capture greater demand.

With heavy fluctuations in mineral prices impacting mining claims and their underlying land, THK’s client needed to understand the value of their 380-acres of patented mining claims.
THK assisted the client in determining “As-Is” as well as “As-Proposed” values on the basis of subdividing the subject property into large-acre residential lots. THK provided an appraisal for the parcels as well as replacement cost values for existing water treatment plants and mining support facilities. The appraisal included an economic base analysis of employment by industry, population and household trends, permit activity, major employers, salaries, and historical sales comparables of patented mining claims and large lot neighborhoods to further support disposition decisions.
