Development began in 2007 with plans for around 1,252 residential units. As of 2021, approximately 107 lots had reportedly been sold, with 40 single-family residential units constructed. Drawing from historical lot sales, re-sale data, and competitor analysis, THK Associates Inc. provided recommendations for lot sizes, base prices, and premiums for properties with views of the Sound, water/pond, and golf course. After evaluating the golf course and residential development potential of The Occano Golf Course Community, THK Associates, Inc. also developed cash flow projections for both the single-family lot sales and development potential and golf course operations.
